The incumbent is responsible to manage assigned properties, implement management procedures in accordance with well-defined policies and regulations of the agency.
The incumbent works closely with SHA maintenance and modernization staff, tenants and community organizations for the purpose of providing safe and sanitary housing.
Supervision Received Receives direct supervision from the Director of Admissions, Occupancy, and Compliance for whom he/she prepares reports weekly and with whom he/she consults, on an as-needed basis relative to problem interpretation of established regulations, policies and legal matters.
Principal Duties 1.
Responsible for tenant recertification and review of all continued occupancy forms.
2.
Supervises the collection of rents, preparation of bank deposits, and reconciliations of deposit slips.
Collection of service charges and legal fees, and the preparation of eviction notices following a well-defined and established procedure.
3.
Reviews and analyzes financial needs for the fiscal year and includes them into yearly budget.
4.
Interview and orientate prospective tenants and showing apartments.
5.
Unit inspections - Ensuring all provisions of the lease are being followed.
6.
Monitors the preparation of all vacant apartments for rental.
7.
Responsible for the preparation and maintaining of all required reports and office records.
8.
Monitoring of project buildings, grounds and area for cleanness and general maintenance providing a healthy atmosphere for tenants and the community.
Knowledge, Skills and Abilities Preferred 1.
Knowledge of procedures and policies of local housing authority.
2.
General knowledge of property maintenance and management.
3.
Ability to read and interpret leases.
4.
Ability to perform mathematical computations.
5.
Ability to maintain effective communications with staff, tenants and community service organizations.
6.
Ability to prepare clear and concise reports.
7.
Ability to give clear and concise written or oral instructions.
8.
Knowledge of modern office and bookkeeping procedures.
9.
Knowledge of the criteria and factors used in accepting tenants for public housing.
10.
Ability to plan, assign, review and coordinate work and programs.
Preferred candidates will have:
Knowledge of housing authority procedures and policies, property maintenance and management.
Solid math and communication skills.
Knowledge of PHA-Web software is highly desirable.
Possession of a valid Mass.
Driver's license and vehicle is considered essential.
